The property  buyer  can loan up to 50% from a Turkish bank .

The procedure for getting a loan is simple, as the  collateral for the loan is property.

Loans issued in Euros, U.S. Dollars, Turkish lira for up to 10 years;

Loan interest rate in the Euro / U.S. Dollar is 7-9 %;

Credit can be issued for   already completed or resale properties, the object under construction, if the developer  has signed a cooperation agreement with the bank. The loan is granted when 70% of the building is built .

The bank does not only act in accordance with the law - Konut Finansmani Sistemine İlişkin Çeşitli Kanunlarda Değişiklik Yapılması Hakkında Kanun No. 5582 Kabul Tarihi: 21/2/2007 - but also is governed by internal rules and procedures - so the conditions for obtaining and maintenance loan in different banks may differ .

The loan terms may vary (depending on bank ) as well as the initial fees and interest rates (average rate of 1.09 % in TL and 0.8 % per month in EUR / USD / GBP) may vary.

DOCUMENTS REQUIRED PROVIDING MORTGAGE FROM DENIZBANK - 7%

For employees:

-Reference on employee wage / contains the date of receiving  the job position and net monthly income.

-Document confirming the authority of the competent official issuing the document on wage.

-Documents confirming property rights (for property owners or landowners photocopy of the certificate of state registration of rights to owners of vehicles - a photocopy of the vehicle registration).

-Information on expences.

-Document containing credit history.

-Bank statement received from the bank, which is being co-operation , containing the movement of funds .

-Official document issued by the tax office, containing the annual income and paid taxes (official form -2).

For business owners:

-Certificate as to establishment of firm registered in the commercial register .

-If there is a partnership - a document containing the affiliate share is required.

-Balance table and over the last 2 years.

-Documents confirming property rights (for property owners or landlords - a photocopy of the certificate of state registration of rights to owners of vehicles - a photocopy of the vehicle registration) .

-Information on stable costs.

-Document containing credit history.

-Bank statement received from the bank, which is being co containing the movement of funds.

-Official document issued by the tax office, containing the annual income and paid taxes (official form -2).

MORTGAGE GARANTI BANK - 8, 2 % per annum

Garanti Bank offers loans in Turkish Lira,Dollars and Euros.

Maximum repayment period of the loan is up to 240 months.

You can choose the most convenient option for you payment the loan.

Interest rates on the loan will be set on the day of issuing.

In case of early repayment of the loan - penalty will be 2% of the remaining amount.

 Credit can only be used for the purchase of residential properties and may be used only by individuals.

Required as a guarantee only mortgages on residential property purchased by you .

For the citizens of Sweden and Norway issued loans will be up to 65 % of the amount installed certificates, and for the rest nationalities up to 50%.

The maximum amount of the loan is 500,000 Turkish liras, or its equivalent in foreign currency.

Necessary documents to obtain a loan from Guaranty Bank :

- Tax number ;

- Help from the experts about the state of the apartment;

- Copy of passport ;

- Certificate of income ; certificate of tax registration or a certificate from the bank or financial transactions and credit card information previously acquired loans;

- Credit history;

- Any official account - invoice with address abroad.

DOCUMENTS REQUIRED FOR   LOAN FROM TEB BANK  - 8.7% 

- Passport;

- Certificate of registration of residence (registration certificate of residence issued by any foreign government body within the last 3 months);

- Document confirming payment of 50% of the value of real estate deal or bank statement confirming the payment of this sum;

- Proof of income;

(for employees ) :

Wage statements for the last 3 months or bank statement confirming the transfer of salaries;

Circular signature of the official who signed the document on wages / Extracts from statements of wages;

Document confirming paid taxes for 1 year;

Document issued by a credit bureau;

Documents confirming property rights (for owners of real estate certificate of state registration of rights to owners of vehicles data sheet);

Documents and other property of the statement of account;

( For private entrepreneurs ) :

Certificate confirming the registration of the company;

If there is a partnership - a document containing the affiliate share  is required;

Balance table over the last 2 years ;

Documents confirming property rights of the company (for owners of real estate certificate of state registration of rights to owners of vehicles data sheet) ;

Bank statement received from the bank containing the movement of funds ;

Tax statement confirming annual income ;

- Taxpayer identification card issued by the Ministry of Finance of the Republic of Turkey or a foreign citizen identification number issued by the Department of Internal Affairs ;

- A copy of the certificate of state registration of the right which is the subject of the loan.
